A nice family and good ambitions. May God bless you where you are. The UK is facing the same corruption as the west but I go out with a team weekly to share the gospel especially with the youth. God can save those who haven't had a family like me. Nothing is beyond Him no matter what background you have. (The one thing I would say is pray for the Ukraine and the people there) Tony from UK

Hello, Father Joseph. Can you clarify one point, please? Can an American on a tourist visa buy a house BEFORE applying for residency? Thanks!

Hi Petra! Yes, if you are physically present in Russia, you can purchase residential property. I did it myself, years ago. They put your American passport number on the house title, for the purpose of identification.

Thanks, Father. Boy, you sure stay up late, :-). I assumed the answer was as you state above since you were saying it helps with getting residency/quota, but I just wanted to be 100% sure I was understanding you correctly.

One more question, and I realize you are not a Russian attorney and may not know the answer to this: if I have a friend in Russia I trust and I am able to send him money and I have him purchase a property for me, can he name me on the title to the property (which I doubt) - OR - easily quit claim it to me when I arrive? I know this is not the most advisable way to go, but if I am willing to take the risk with someone I know to be trustworthy, will this be a legal jam up to transfer it to me once I get there? I am just trying to pave the easiest path to settling in somewhere. Thanks again! I wish you a good night's sleep - spakoynoy nochi!

You are correct . . . I am not an attorney. :-) . . . As far as I know, it would be fairly simple for him to transfer the title to you after you arrive here. As long as the paperwork shows that he doesn't make any profit on the transaction, I don't think it would result in any major taxes, either. But it would be advisable to ask a Russian attorney first, just to make sure. No, I don't think there is any way for him to put your name on the title, without you being physically present in Russia.

I definitely want to make the trip to come and see the area. I’ve been thinking about this for almost a year at this point, but finances don’t permit it at the moment. Perhaps next year I can make arrangements.
